FCAD Takes the Stage at Facades+ to Share Insights On High-Performing, Sustainable Design for Affordable Housing
At Forge Craft Architecture + Design, we believe that affordable housing can – and should – reflect the latest thinking in building science. This isn’t just a philosophy; it’s central to the way we approach every project.
Recently, our Founding Principal and CEO, Scott Ginder, shared these insights at The Architect’s Newspaper Facades+ Conference in Austin, TX, where he presented on “Zilker Studios: Insulation and Electrification for High-Performance Design.” Through meticulous energy modeling and strategic selection of assemblies and systems, we were able to achieve net-zero readiness while prioritizing resident comfort and operational efficiency for this deeply affordable 110-unit project in Austin, Texas.
In a world where developers are increasingly asked to consider not just the aesthetics but the long-term performance and resilience of their buildings, we see an opportunity to drive change by focusing on energy efficiency and sustainability in affordable housing.
Why Affordable Housing?
Affordable housing offers a unique opportunity to implement sustainable design practices that are often underprioritized in market-rate developments. Unlike developers of market-rate housing, who typically sell their properties after construction and stabilization, affordable housing developers maintain ownership for at least 15 years. This long-term commitment means that operating and lifecycle costs are much more critical. For Permanent Supportive Housing (PSH), owners often pay the utility bills for residents, giving them an immediate incentive to reduce energy consumption to lower operational costs.
At Forge Craft, we approach each project with a goal to reduce these operational costs while ensuring the health and well-being of residents (and, of course, meeting budget requirements). From our perspective, sustainable, energy-efficient solutions aren’t just “nice to have” — they’re necessary for the long-term successful performance and operations of these buildings.
The Power of Energy Modeling
Energy modeling always plays a vital role in our sustainable design process. It allows us to explore multiple construction options and predict their energy performance in a real-world context—this is exactly what we did when designing Zilker Studios.
During the design phase, we looked at several options to improve the building’s energy efficiency, including the addition of continuous insulation. However, by utilizing energy modeling tools, we discovered that heat pump water heaters were a more cost-effective option that provided greater energy efficiency while also reducing upfront construction costs.
This insight is a perfect example of why we rely on data-driven approaches over simply following “best practices.” It’s this attention to detail and commitment to using the best available tools that allows us to design smarter, more efficient buildings.
Embracing Electrification
Electrification additionally offers an important opportunity for increasing energy efficiency and reducing reliance on fossil fuels. In the all-electric Zilker Studios, the combination of a tight building envelope/proper insulation and electrification means that the total demand on the grid is greatly reduced – especially when you consider what the total load for an entire traditional multifamily community would be. Electrification also paves the way for increased adoption of renewable energy sources like solar and wind power. As the grid incorporates more renewables, the reliance on fossil fuels decreases, ultimately leading to a cleaner and more sustainable energy system.
In our view (and increasingly in the view of a growing number of municipalities) the transition to electrification, especially when coupled with power coming from a renewable energy resource, is going to become the new standard for the built environment. The sooner we embrace its inevitability, the smarter our strategies can become.
Beautiful Design Meets High Performance
One of the core philosophies we stand by at Forge Craft is that beautiful design and high performance go hand in hand. As Scott often says, “As architects, we can make anything look beautiful, but if the performance and functional requirements aren’t met, then the effort is wasted.”
This principle is at the heart of every project we take on. Our team works hard to ensure that the form of a building follows the function of its design. In other words, we don’t just focus on aesthetics — we make sure the buildings we create are functional, energy-efficient, and sustainable, all while creating spaces that are comfortable and supportive for the people who live there.
As the built environment continues to evolve, we’re excited to be pushing the boundaries of building design to create more sustainable, livable, and affordable spaces for all.
